Tips

These are tips for enjoying a pleasant experience no matter where you rent.  These tips are based on Louisiana's Revised Statutes (RS).


False or Misleading Information

Providing false or misleading information effectively ends an AJ West Enterprises, LLC rental agreement.

Pay On Time

Louisiana law requires you to pay rent in full and on time.  No matter your reason or unique set of circumstances, the property owner does not have to accept late rent!

Read, Sign and Keep Copy of Rental Agreement

Read the rental agreement to know what is included in your contractual agreement.  You must be given a copy of  (rental agreement) within one month of the date you move in.  Whether you kept a copy of your rental agreement or not, you are bound by the terms of the rental agreement that you signed.  Upon receiving a copy of the rental agreement, secure it in a safe place.  And, changes in the terms of the rental agreement, by the property owner or the head-of-household, are invalid unless both parties consent in writing to the changes.

Follow the Rental Agreement

You and the landlord must follow the terms of the rental agreement, with the greatest burden on the head-of-household, as rental agreement violations are grounds for ending the rental agreement.  The only way you can be --forceably evicted---before your rental agreement is up is if you do not obey the terms of the rental agreement.


Landlord Right of Entry

The following reasons have legal standing in Louisiana
  • Inspect the property,
  • Make needed repairs or decorate,
  • Make alterations or improvements,
  • Supply necessary or agreed upon services, or
  • Show the house to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors.


Landlord Courtesy

The property owner or their authorized representatives are permitted by law to the apartment/house without your consent in emergency situations. 
The landlord is prohibited from abusing the right of entrance or use it to harass the rightful occupants.  The general hours of entry are at reasonable hours of the day, except in an emergency.  Read your rental agreement to be informed of the hours of non-emergency entry.


Maintain Internal and External Environments

You must:

  • Obey the rental agreement's rules affecting health, safety, and security.

  • Keep your living and recreational spaces as clean and safe as the conditions permit.

  • Keep the lawn mowed and trimmed.

  • Remove garbage, ashes, and waste in a clean and safe manner through placement into the appropriate containers.

  • Keep all plumbing fixtures in as clean a condition as their environmental conditions permit.

  • Notify the property owner in writing of any repairs that need to be done to the dwelling.

  • Use all utilities and all electrical, plumbing, sanitary, heating, ventilation, air-conditioning, and other facilities and appliances on the property in a correct manner.

  • Be responsible for your conduct and the conduct of other persons on the property whether known by you or not.

  • Abide by all reasonable rules and regulations imposed by the property owner.
  • Remove or tamper with properly working smoke detectors, fire extinguishers, or other warning devices.
  • NEVER deliberately or carelessly destroy, deface, damage, impair, or remove any of the property or permit any person to do so whether known by you or not.

Proper Legal Notice Before Leaving

You must give the property owner a written notice in advance of the time you move out; otherwise you remain liable for rent and property damage through the period of your legal occupancy, which does not end until the written notice and all keys to the property are returned.  Read your rental agreement to know how much time is enough time to give notice.
